Why local matters
Margate sits on chalk cliffs above a thin band of Thanet Sand. From the harbour arm through Marine Drive to Palm Bay you get a north-easterly onshore wind carrying salt aerosol most of the year. BS 7671's external-influences code AF3 (medium risk of significant corrosive substances) applies to almost everything within about 400m of the seafront: metal socket faces pit, CU enclosures corrode at the door hinges, external isolators seize inside two years if they're the cheap plastic-front kind.
That drives the spec. IP-rated stainless or brass faces on seafront sockets. Gasketed IP65 enclosures on any external board. Marine-grade cable glands rather than the standard nylon ones. Type 2 SPD in the CU, because Thanet gets more transient overvoltage from onshore storms than the inland average. It's not upselling: it's the difference between a job that lasts eight years and one that gets called back at three.
In the Margate CA?
The Margate Conservation Area covers most of the Old Town, the Fort area and the seafront terraces from Nayland Rock to Palm Bay. Thanet District Council maintains 22 CAs across the district. Grade II listed frontages along Hawley Square, Cecil Square and Fort Crescent need listed building consent for surface-mounted work on the front elevation, including EV chargers. I survey first, propose a rear or side siting where I can, and file consent applications with TDC if needed. Cable runs on Georgian shop-fronts get chased and covered so the finish reads clean.
Neighbourhoods
Old Town Margate is Georgian and Victorian shop-fronts, narrow lanes, listed frontages and the Fort Crescent seafront row. Cliftonville is the regen area with mid-C20th mansion blocks being converted to flats and new-builds going up at Northdown. Westbrook is Edwardian villas one row back from the promenade. Palm Bay is post-war semis with the salt exposure of a golf-course frontage. Same trade, four different jobs.

Westbrook is Edwardian coastal villa stock. Garlinge is inland CT9. Palm Bay is post-war semis, mostly rewires and CU upgrades, plus EV chargers on driveways that finally have off-street parking.
Turner's town
J.M.W. Turner painted Margate skies from his lodgings on Cold Harbour more than a hundred times between 1820 and 1846. The Turner Contemporary opened on that same seafront site in 2011, and Cliftonville regeneration has run off it ever since. It's why the Old Town has a working artistic community, why the seafront terraces are being restored rather than replaced, and why more of the CT9 stock than you'd expect is Grade II listed. Working here means knowing which properties are listed, which are just in the CA, and which are outside both and free to spec normally. I check TDC's list before quoting, not after starting.
Seasonality
Landlord EICRs cluster around tenancy renewals in autumn and spring. Fusebox upgrades peak in October before winter storms drive the transient-overvoltage risk up. EV charger installs cluster into the OZEV grant window. Summer months are lighter but that's when I do the listed-building consent applications, so the September rush lands with paperwork ready. I don't disappear over winter and I don't push jobs to next month to protect a queue.
