Lighting and LED installation in Margate.

What I install

• LED downlights - fire-rated, thermal-cutout compliant, IP65 for bathrooms and coastal exteriors. Standard 3000K warm-white unless you ask for cooler.
• LED retrofits of existing halogen/fluorescent fittings - GU10 lamps, panel replacements, striplight to linear LED
• Garden and exterior lighting - pathway, spotlight, decking, wall-mounted, all IP65+ with marine-grade fittings for CT9 exposure
• Kitchen under-cabinet and plinth - low-profile LED tape or hard-wired strips
• Bathroom lighting to Section 701 zones - IPX4 minimum in Zone 2, IPX7 in Zone 1, IP-Xrated only in Zone 0
• Dimming (leading-edge or trailing-edge to match your driver), smart controls if you want them (Lutron, Hue, Shelly)

The thermal-cutout downlight regs

Old-style GU10 downlights in insulated ceilings are a fire risk - hot fittings, loft insulation on top, cheap plastic in the void. Current BS 7671 practice and Building Regs Part B require fire-rated downlights (30/60/90-minute ceiling penetration ratings) and thermal cutouts on any downlight in an insulated ceiling. I use Aurora AU-FRPRO or Ansell iCage exclusively - both LED-integrated, fire-rated to 90 minutes, IP65, and have a proper heat-sink so they last 15-20 years rather than the 3 you get from cheap loose-driver GU10s.

Coastal exterior lighting

Standard aluminium wall lights on Marine Drive and Palm Bay last 18 months before the finish blisters. I use marine-grade 316 stainless-steel or powder-coated die-cast aluminium fittings from IP65 upwards on all seafront jobs - Astro Lighting or Ansell Marine ranges. Photocell or PIR control as standard, so you're not paying for exterior light 24/7. Cable glands stainless, not brass or nylon.

Garden lighting - how I actually do it

Most garden lighting sold as "plug and play" 12V DIY kits fail inside two years in a CT9 back garden. What lasts:

• Dedicated 30mA-RCD-protected 230V outdoor circuit from the CU (Zone 2 outdoor, buried SWA at 500mm minimum depth)
• Marine-grade IP65+ fittings on solid earth-bonded metalwork
• Separate photocell/PIR/timer control near the CU so you can override from indoors
• Warm-white 3000K on planting, 2700K on entertaining areas - matches how the sun sits at dusk in Kent

Typical back-garden lighting scheme (pathway + 4 uplights + 1 wall pack): GBP 850-1,200 all-in, including the new 30mA circuit.

Bathroom zoning quick guide

• Zone 0 - inside the bath/shower tray. Only IPX7-rated 12V SELV fittings. Rare in domestic use.
• Zone 1 - above the bath/shower up to 2.25m. IPX4 minimum, but IPX5 preferred where a shower head could reach it.
• Zone 2 - 600mm around Zone 1. IPX4 minimum.
• Outside zones - normal IP20 fittings OK.

Almost every EICR fail I see on Margate rental bathrooms is a Zone 1 or Zone 2 downlight rated IPX0 (i.e. ordinary indoor fitting) put in when the bathroom was refurbished cheaply. C2 code every time.

What I don't do on lighting jobs

I won't fit cheap non-fire-rated downlights, even if you supply them. I won't install a spur off a lighting circuit for a socket. And I won't spec 6000K "daylight" LEDs in a home unless you specifically want a hospital lobby - 3000K matches sunset and reads warmer against Margate's chalk-white brick.
