Terraces in the Margate CA - Hawley Square, Cecil Square, Trinity Square, the King Street runs - are Grade II listed or listing-adjacent. Rewires there mean lifting Georgian floorboards without splitting them, threading cables through joists rather than notching (notching is prohibited on many listed structures), and running feeds up ancient chimney breasts or original stud cavities rather than surface-chasing lime plaster. I use sub-15mm slim conduit where a run has to be surface-mounted and paint it in with the existing colour. Listed building consent from TDC may be needed for anything that touches external elevations - I check the listing entry before starting.
Cliftonville has heavy Victorian villa stock plus mid-C20th mansion blocks now being converted from bedsit HMOs back to family flats. Rewires there run three routes: (1) full strip on empty properties between tenants, straightforward one to two weeks; (2) staged rewires where the tenant stays on partial power, one floor at a time; (3) HMO conversion rewires where each unit needs its own consumer sub-board and metering. HMO work is licensable under TDC's additional licensing scheme and I coordinate with the licensing officer where needed.
Post-war semi and Edwardian villa rewires are the volume job. Typical scope: full house strip, new CU, new sockets to modern density (double sockets in every room, extras in kitchens and behind TVs), landing and stair lights on independent switching, outside socket for a lawn mower or EV charger tail, USB-integrated sockets in bedrooms if you want them. Turnaround is 4-7 working days depending on floor count and access.
If the CU is under 10 years old and the ring mains test clean but the lighting circuits are rubber-insulated pre-1970s, partial (lighting only, or lighting plus kitchen) can save 40% of the cost. I test first and quote both options honestly - a partial that misses a serious upstream problem is worse than doing nothing.
Full rewire on a 3-bed semi: 5-7 working days, one room at a time. Power off for full days on the room being worked, restored overnight. You can live in the property throughout - most people do, and I plan around bedrooms so nobody's without light after 6pm. Empty-property rewires run about 30% faster.
I won't chase cables into lime plaster on listed frontages without a proper consent conversation with TDC first. I won't run 1mm lighting where 1.5mm is needed just to fit through a smaller conduit. And I won't tell you a partial is enough when the whole install needs replacing - the EICR test either supports the partial call or it doesn't.
