Salt-air electrics on the Margate coast - what actually survives.
Standard external sockets on Marine Drive last about 18 months. Standard plastic-front CU enclosures on a Palm Bay clifftop garage last three winters. The reason isn't the wind and it isn't the rain - it's the salt aerosol carried inland by every onshore breeze from Margate Main Sands to North Foreland. This is what to spec instead, and why it isn't upselling.
The BS 7671 external-influences code that everyone ignores
BS 7671:2018 (Amendment 2) codifies external influences in Section 512 and Appendix 5. For our purposes the key code is AF - Presence of corrosive or polluting substances. It runs AF1 (negligible), AF2 (atmospheric, low), AF3 (medium - risk of significant corrosive substances) and AF4 (continual). Standard installer training treats AF as a footnote and specifies AF2 by default. On the Margate coast that's wrong.
Everything within about 400m of the low-tide mark on the north Kent coast falls squarely in AF3. That includes almost all of Old Town Margate, the whole of Cliftonville seafront, all of Westbrook Royal Esplanade, and the clifftop half of Palm Bay. Marine Drive is AF3 verging on AF4 in bad winters. The Winter Gardens area is AF3. Broadstairs Viking Bay is AF3.
What "AF3-compliant" actually means in parts
Standard nylon cable glands don't. Standard brass glands do for a while. Marine-grade 316 stainless glands are what BS 7671 actually contemplates when it uses the word "suitable".
- External sockets: Metal-face IP66 minimum. MK Masterseal Plus or Wandsworth Marine-grade are what I fit as default on any Margate seafront job. Plastic Masterplug-type units void the AF3 spec inside two years.
- External CU or isolator enclosures: IP65 gasketed metal enclosure. Wylex Marine or Hager Marine ranges. Not "outdoor rated" plastic - the door seal fails at the hinge inside 3 years.
- Cable glands: Marine-grade 316 stainless steel with IP68 rating. Standard nylon glands (used on 90%+ of "external" installs by non-specialist electricians) split at UV exposure inside 2 years and let salt-laden moisture into the enclosure.
- External cable: SWA (steel-wire armoured) with LSF sheath is standard, but pay attention to the sheath rating - 90 degC XLPE-insulated SWA rated for direct burial is the correct spec.
- Earth bonding on external metalwork: Every galvanised or stainless external structure (bike shed frame, garden gate, aerial mast) needs a 10mm equipotential bond back to the MET. This isn't upselling either - the Zs test on the EICR flags it.
The 400m rule of thumb
You don't need to be measuring salt concentration in the air to know where the AF3 boundary sits. Rule of thumb: from the low-tide line, walk inland 400m. Everything inside that band gets full AF3 marine spec unless there's a solid physical barrier (a hill, a mass of buildings). In Margate the topography means the 400m stretches further - the cliff at Fort Hill actually funnels salt aerosol up into the Old Town, so buildings 500m back from the sea can still be effectively AF3. Cliftonville has no such shelter and the salt reach is uniform. Palm Bay is completely exposed - 600m in from the promenade is still AF3.
Why nobody talks about this
National electrician chains work off national installation guides. Those guides don't distinguish "coastal" as an installation environment because most of the UK isn't coastal. Chain-electrician callouts to Palm Bay come with a standard rate card that assumes standard parts. The GBP 12 nylon cable gland in the price list is fine in Guildford; it turns to dust in Palm Bay.
The cost delta on a full seafront-spec CU + external sockets install vs the standard spec is about GBP 80-120 on a typical GBP 900 job. Payback in service life is 3x-5x. I quote this as default on any address I recognise as inside the 400m band; you can decline it if you'd rather have the standard spec, but you'll be calling someone back in year 3.
What triggers a fresh call-out on non-marine-spec kit
- External socket won't reset after a rain event - salt water bridging the terminals inside a failed IP seal
- External isolator handle seizes in "off" position - salt corrosion on the internal contacts
- Nuisance RCD trips in autumn/winter - moisture ingress on outside circuits when the seals have failed
- Garden light won't turn on after two winters - the driver housing has corroded through
If you're seeing any of these on a coastal Margate property, it's the parts spec, not the wiring. Replace with marine grade and the problem stays gone.
