The regen story

Cliftonville is Margate's regen zone - the seafront strip from the Lido at the west end out to Palm Bay at the east. The stock is heavy Victorian and Edwardian, plus mid-C20th mansion blocks that were carved into bedsits in the 1970s and 80s and are now being consolidated back into flats and single-family homes. New-build blocks are going up off Northdown Road and the Newgate Gap area.

HMO landlord work

Thanet's additional HMO licensing scheme covers most of Cliftonville. Licensable HMOs need a Satisfactory EICR at the start of each licence period (5-yearly) and after any tenancy change. I do the volume EICR work for a handful of Cliftonville portfolio landlords - single-visit inspection, remedial quote separately, PDF report inside a week. Common findings: 1970s CU with no RCD, borrowed neutrals on lighting circuits (old bedsit conversion habit), and bathroom fittings in wrong zones.

Mansion-block conversion

Turning a HMO'd mansion block back into 4 or 6 self-contained flats needs sub-metering per flat, individual consumer sub-boards, and often service upgrades from UKPN if the original supply was sized for one household. I coordinate the DNO application with UKPN and the building control paperwork with TDC. Typical project timeline: 8-12 weeks total, electrical portion 3-4 weeks.

New-build off Northdown

New-build blocks going up around Northdown Road need G99 DNO capacity applications sorted early - the local network has thin headroom in places. Salt exposure

Cliftonville seafront properties (Newgate, Lewis Crescent, Ethelbert Terrace) fall into AF3 the same as Fort Crescent. Anything one row back (Athelstan Road, Warwick Road) is exposed enough that I still spec IP-rated seafront kit as standard. Northdown Road inland is standard spec.
