Garlinge is inland CT9, south-west of Margate proper and just north of Westgate-on-Sea. Post-war semi and detached stock dominates, plus some pre-war ribbon development along the Canterbury Road. It's the affordable end of the CT9 postcode and a lot of buy-to-let stock sits here.
No coastal salt spec needed (unless the property backs onto Westgate Bay). No Conservation Area constraints. Off-street parking is standard, so EV charger installs are straightforward - short cable runs, no listed-consent conversation, most driveways sit within 10m of the CU. Larger back gardens mean garden lighting and outbuilding supplies are a bigger part of the mix than in the CT9 seafront zones.
Garlinge has heavy buy-to-let concentration around the Canterbury Road and Garlinge Green area. Portfolio landlord EICRs get done in batches - I can do 2 to 3 in a day and price a portfolio contract that undercuts per-property rates.
The 1960s-70s stock here shares problems with the rest of Thanet's inland semi belt: original CU still fitted (no RCD, rewireable fuses in some cases), aluminium meter tails on older services, and pre-mid-1990s lighting circuits without CPC continuity. All C2 or C1 on the EICR. Full CU upgrade + partial rewire is a common scope, GBP 3,800-5,500 typical.
