Area · Old Town Margate
Old Town Margate is the historic core - the streets between the harbour arm and the railway line, roughly bounded by King Street, Fort Hill and Marine Drive. Almost all of it sits inside the Margate Conservation Area (first designated 1971, extended and re-appraised 2019) and there's a heavy cluster of Grade II listed frontages along Hawley Square, Cecil Square, Trinity Square, King Street, Fort Crescent and Cold Harbour.
Architecturally the stock is Georgian townhouse and shop-front, with Victorian infill and a handful of Regency terraces along the seafront. Narrow lanes, no rear access to many properties, sub-metre pavement gardens - the same access constraints hedge-cutters and roofers deal with apply to electricians too.
The mix on Old Town properties tends to be: (a) rewires on Georgian terraces coming out of decades of bedsit conversion back to single-family use; (b) EICR remediation on Grade II shop-fronts with old sub-boards; (c) EV chargers sited round listed-consent constraints - usually rear-mounted or bollard on the driveway where one exists; (d) LED lighting retrofits on holiday-let conversions.
Before quoting anything on an Old Town address I check TDC's listed building list and the CA appraisal document. It takes 5 minutes and it saves the "why do I need consent for this?" conversation halfway through the job.
