Westbrook sits west of Nayland Rock, roughly between the Winter Gardens and Westgate. The stock is Edwardian coastal villa, mostly one row back from the seafront promenade with the Royal Esplanade running along the front. Streets like Prospect Terrace, Fitzroy Avenue, and the Canterbury Road tend to be family houses now, some HMO conversions on the larger 5-bed properties.
Westbrook is a middle-band case - properties on the Royal Esplanade itself get full AF3 marine spec. Streets one back (Westbrook Avenue, Sea Road) still get some salt-aerosol exposure and I'll spec IP-rated external kit as standard. Anything past Westgate Bay Avenue is essentially inland spec.
The villa stock here is a rewire generation - many properties are on 1970s or 80s CUs with no RCD and cabling that's original to the house. Common scope: full house rewire + new CU with RCBOs and SPD + one or two EV charger installs on off-street driveways + LED lighting scheme through kitchen and living rooms. Typical project cost GBP 8,500-12,000 all-in for the full scope on a 4-bed villa.
Small parts of Westbrook near the Winter Gardens and along the seafront sit inside the Margate Conservation Area, but the residential streets inland are mostly outside. I check the CA map before quoting - saves the consent conversation.
